Building Your Home: The Process
Coastal Remodeling, LLC and Custom Homes make sure each step of building your home you understand, so the process goes smooth for you. In order to help our clients become familiar with our process, read below, a step by step schedule that each of our homes follows from purchase to close. Land: We build on your lot or work with you to locate a lot of you’re choice. Home Construction:
1) Meet and get familiar with you, choose options and home design ideas. 2) Client obtains financing or Bank Approval. Sign letter of intent. 3) Meet with In-house design consultant. Design Consultant produces preliminary plans. Approves preliminary plans or make changes until totally satisfied. Now Coastal Remodeling, LLC &Custom Homes Mr. Jeff Mauro owner Produces a constructions bid. Clients approves construction bid. Home Purchase Phase: Coastal Remodeling, LLC Custom Homes owner Jeff Mauro will now draft a purchase contract. We now work with our clients to make all custom home selections. If Clients are using a bank at this time they must arrange financing .
If there are any change orders bases on design choices, the purchase contract will be updated and financing is secured. Now if clients are using a bank the clients and the bank close the construction loan to a perm loan. Home Construction Phase: Coastal Remodeling & Custom Homes obtains permits. Pre Construction Meeting, We at Coastal Remodeling and Custom Homes Jeff Mauro and Debbie Mauro meet with our new Home Buyers. Construction now Begins Fill Dirt: Your lot is fill and compacted with appox. 200 cu. of dirt. (Amount of dirt may vary dependent on lot and house size) Foundation: Your lot is surveyed and staked out. Underground plumbing is laid and inspected. Concreted foundation (slab) is poured. Block: The home exterior walls are constructed out of concrete block. All necessary in wall steel is installed and designated cells are pumped with concrete. Framing: The home interior and 2nd level (if applicable) walls are constructed: Stairs and roof trussed are now completed. Rigid block foam insulation are installed. Exterior Finish: Wall sheathing is added to enclose your home (2nd story) roof sheathing is added over trussed, attic vents are installed and roof materials are added. Windows and exterior doors and installed and façade material- stucco finish – added to exterior walls. To finish exterior trim, paint applied. Mechanicals: Heating and cooling system, plumbing and electrical system are now ready to be installed. All those systems are “roughed in” leaving exposed ends of pipes, wiring and duck work to be finish later. Bathtub: and Jacuzzi tubs are now installed. Insulation/Air Sealing: Insulation is added between the studs in all exterior walls (2nd story) and is added between any conditioned and unconditioned wood framed walls. Joints between framing members and around windows are then sealed to prevent potential air leaks. Interior Finish: Walls, ceiling, drywall is installed and finished, interior door, trim installed. Paint is applied. Other materials included cabinets, counter tops, mirrors, flooring and hardware are installed. Heat and cooling system, plumbing electrical are all finished. All appliances are installed. Landscaping: All grounds are graded to slop away from your foundation. Driveways and walkways are now added. COASTAL REMODELING, LLC & Custom Homes obtains final Certificate of Occupancy. Final walkthrough and punch list update: Owner Jeff Mauro walked each home to make sure your home meets the highest quality standards. COASTAL REMODELING, LLC AND CUSTOM HOMES completes punch list items. Once the punch list is complete and final acceptance date is established. The new home buyers take possession of the home on acceptance date. Let’s Make Your Coastal Dreams a Reality Together!
